What you need to rent

These apply to most of our homes. Each listing shows its own rent, deposit, and any differences.

  • Income: household income of at least 3x the monthly rent for one occupant, or 4x for two or more occupants
  • Screening: credit and background check
  • Application fee: $50, charged only when we’re ready to run your background check
  • Security deposit: varies by home, shown on each listing
  • Utilities: tenant pays electricity, gas, water, and lawn care, as applicable
  • Smoke-free homes. Pets are generally not allowed but may be considered case by case.
  • Housing Choice Vouchers welcome, along with other lawful rental assistance
  • Renters insurance is highly recommended

Can I see a home before I apply?

Yes. Most of our homes have a video tour you can watch any time. If you have questions about a home, call us at (601) 300-2050.

Do you accept Housing Choice Vouchers?

Yes. Housing Choice Vouchers and other lawful rental assistance are welcome. Every applicant goes through the same screening, in line with Fair Housing laws.

How do I pay rent or report a repair?

Current residents can pay rent and send maintenance requests through the resident portal.

What does GPM charge owners?

8% of collected rent per month, with an $89 monthly minimum. If no rent is collected, no monthly management fee is charged. Tenant placement is $750 per placement. A $99 lease renewal fee applies only when the rent increases at renewal, and a $99 setup fee applies only when onboarding needs a complex setup.

What services are included?

Rent collection and tenant management, maintenance coordination and oversight, and owner accounting and reporting through a secure online portal with monthly statements and electronic disbursements.
