Start with an evaluation
First, request a free rental property evaluation. GPM reviews the property’s location, rental potential, condition, and management needs against its approved coverage areas in the Jackson metro, including Hinds, Rankin, and Madison counties. Property acceptance is subject to GPM’s management criteria.
Check your current agreement
Before moving, review the current management agreement’s termination terms so the switch happens cleanly.
GPM coordinates the transfer
For qualifying properties, GPM’s team assists with coordinating the transfer of existing leases and tenant information, rental payment records, security deposit documentation, property maintenance information, and owner account setup.
What it costs
Monthly management is 9% of collected rent, with a $99 monthly minimum and no maximum cap. If no rent is collected, no monthly management fee is charged. Tenant placement is $750 one time. Onboarding is $99 one time, waived for qualifying straightforward transfers. Lease renewal is $99.
What changes for tenants
Tenants get a new point of contact for rent, maintenance requests, and communication, with online rent collection and ongoing support. Owners get a secure online portal, monthly statements, electronic disbursements, and year-end reporting with 1099 preparation.
