The monthly fee, with examples
The fee is 9% of rent actually collected, not rent charged. A home renting for $1,395 per month costs $125.55 per month to manage. A home renting for $1,995 per month costs $179.55. Homes renting below $1,100 per month pay the $99 minimum. There is no maximum cap.
The reason the fee follows collected rent is alignment: when a property is vacant, or a tenant does not pay, the owner owes no monthly management fee for that property.
One-time fees
Tenant placement is $750, one time. It covers rental marketing, applicant inquiries and prescreening, applications and tenant screening, lease preparation and execution, and move-in coordination.
Owner onboarding is $99, one time, for property setup, account activation, and documentation. It is waived for qualifying, straightforward management transfers.
Lease renewal is $99, including a rental market review, renewal preparation, and coordination with the existing tenant.

What the monthly fee includes
