What if my income is a little short?
The income rule is a guideline, not a hard cutoff. If your income is within about $100 to $200 a month of the requirement, we may still consider your application. Call us before you apply and we will tell you honestly whether it is worth it.
What else does GPM look at besides income?
Every application includes a credit and background check. Your credit score is not the most important part. We look most closely at your housing history:
- Past evictions
- Unpaid utility bills
- Problems with past landlords or rent payments
If something in your history might come up, tell us before we run the screening. Being upfront counts in your favor. We also ask whether you are ready before we run anything.
How do I apply for a GPM home?
- Watch the home’s video tour on its listing.
- Apply online. The application fee is $50 per adult, charged only when you are moving forward to become a tenant.
- Once you are approved, you pay the security deposit within 24 hours to hold the home.
